How this site handles your information

Inquiries

When you send the form, we store your request type, name, email, and any phone number, preferred time and message you add. We also store the consent statement you saw ("By submitting, you ask Barb Riley and Jackson Granger at Coldwell Banker Realty to respond to this property inquiry."), its version and the time you sent it.

If site measurement is on for your browser (see below), the inquiry also keeps that browser session's code, campaign labels, referring website and landing page, so the listing team can see which ad or link led to it.

To limit repeated or automated submissions, the server keeps short counters keyed to a one-way code made from your network address and the date. Your network address itself is not saved with your inquiry.

Your inquiry is used only to answer this property request. You are not added to a newsletter or marketing list, and this site does not send you automated emails.

Notifications

Each new inquiry sends one email notice to the listing team's notification inbox, which is currently Jackson Granger's. Replying to that notice replies to you. The notice contains what you entered and how you found the site, such as an ad campaign label or the website that linked here. Email is sent through our email provider, Resend.

The listing team may also receive a daily summary with counts of visits, actions, inquiries and their sources. It does not list names or contact details.

Site measurement

We count browser sessions and a short list of actions: page views, opening the photo viewer, starting or finishing the film, tapping a tour, call or email button, starting the form and sending it. Each browser tab gets a random session code kept in your browser's session storage; a new code starts after 30 minutes without activity or when the tab is closed. Sessions are counted separately from inquiries and are not tied to a name unless you send the form.

With each action we record campaign labels from the link you used (utm source, medium, campaign and content), the referring website without its path, and the page path. We do not record your name, email, messages or the full web address in these counts. The hosting platform also keeps basic, aggregate visit statistics for the site.

If your browser sends Global Privacy Control or Do Not Track, this site records none of these optional actions and does not attach session or campaign details to an inquiry.

This site's own code sets no cookies and does not load Google Analytics or advertising pixels. Get directions opens Google Maps in a new tab only when you choose it.

Access and retention

Inquiries and measurement records are kept in a private database that the public website cannot read. They are reachable only through the site's server code and the listing team's own project account.

There is no automatic deletion schedule. Records stay until the listing team removes them, including when you ask.
